The schematic design phase shall consist of two parts, Programming and Design.
Programming Phase:
We will work with you to establish the scope and goals of the project. We work to determine our client's philosophy, aspirations and objectives in accordance with identifying all the rooms and general sizes of each room. We will present options to consider, along with the pros and cons of each.
Design Phase:
We will work with you to establish the location and orientation of the residence on the site taking into consideration solar orientation, view angles, distant views, and vistas. Establish the massing and character of the project. Design the rough floor plans, which will define the location of the rooms, their relationship to each other, size of rooms, views from rooms, etc.
This phase will include the following:
• Research local building codes and zoning regulations
• Obtain topographic surveys and/ or document existing site conditions
• Site plan at 1/16" scale including view corridors and solar orientation
• Floor plans at 1/8" scale
• Elevations at 1/8" scale
• Building sections at 1/8" scale


The design development phase shall refine the plans, elevations, and sketches established by the schematic design. We will work with you to develop the exterior material palette and construction methods. We will finalize all the room sizes and orientation. We will finalize the elevations and window locations. We will solicit bids from structural and mechanical engineers, as well as, lighting, landscaping and interior designers and assist the client in the hiring of these consultants. We will also begin interviewing general contractors to work towards hire.
This phase will include the following drawings:
• Site plan at 1/8" scale
• Floor plans at 1/4" scale
• Elevations at 1/4" scale
• Building sections at 1/4" scale
• Typical wall sections at 1/2" scale


The construction document phase will be the drawings from which the project is permitted by the local building department, and bid and built by the General Contractor. We will coordinate all drawings with the consultants and design/build subcontractors.
This phase will include the following detailed drawings:
• Site plan at 1/8” scale
• Landscape plan at 1/8” scale
• All Floor plans at 1/4” scale
• All Elevations at 1/4” scale
• All Building sections at 1/4” scale
• Reflected ceiling plans with lighting design at º” scale
• All wall sections at 1/2” scale
• Necessary exterior details at 1 1/2” scale
• Enlarged kitchen plan and interior elevations at 1/2” scale.
• Enlarged bathroom plans and interior elevations at 1/2” scale.
• Enlarged fireplace plans, elevations and details.
• Interior base, case, and trim details.
• Window and door schedules
• Window and door details
• Specification book detailing materials and finishes both interior and exterior.


We will assist the General Contactor with the bidding process from sub-contractors. We will be available to answer any questions that sub-contractors may have after they have reviewed the drawings. If necessary we will issue drawings that clarify the questions that arise.


We will work with the owner and contractor in order to ensure that the project is being built in accordance with the construction documents. We will attend weekly meetings on site and work with the contractor to answer any questions that arise in the field. We will issue any additional/ supplemental drawings or specifications that may be needed to clarify the construction. We will execute monthly site reports during construction. Any other questions arising apart from the monthly meeting shall be billed/ charged hourly.
• Review and process shop drawings, product literature and material samples
• Review and process and certify the contractor’s Application for Payment
• Generate a Punch List of the contractor’s final completion tasks
• Certify completion and help secure the Certificate of Occupancy
